What I need to be out of here about 8 40. - I had to present today my broker text me, but I was with clients yesterday, so I didn't even see it like literally. This is the outfit of the day. Sis officially has no clothes. Where are your black pants? Where are your cream color pants like as a businesswoman? You should have a black suit, a navy suit and maybe some other random color right black Navy cream? Okay, it doesn't have to be white but cream and all of those pieces. If you are on The Struggle Bus for clothes, good American, any of you guys who shop good American Chloe just dropped a line in conjunction with Chris and it's outfit piece. It'S suit pieces. It'S um like a Sheath, dress, skirt, pants, Blazers, beautiful button downs but like basic and but like a whole type of wardrober um Range so that you can mix and match. Depending on how many pieces you buy. But it's all mix and matchable pieces, but any business woman. I don't care if you're working in customer service, if you're looking to be the customer service manager or supervisor you're trying to grow, you need to have a Blazer. You need to have a suit. You need to have a black suit. You need to have a navy suit and you need to have a cream suit and one other random color. You can wear that to church. You can wear that for a meeting. You can wear that for an interview. You can wear that for a dinner date. We see Jayla Corian girl, Jayla corion will take off her blouse in a minute and put on a statement piece of jewelry and now it's an evening outfit with, with some pumps you have on business shoes during the day and a blouse. It'S a work, clothes you can take stuff from day to evening. This is not an acceptable outfit to go to work unless it's Saturday afternoon, and nobody else is there. This is ridiculous. I'M appalled, I don't know what this, what what she's got going on, but just the fact that she is standing up on her YouTube channel telling us that she's getting ready to go run into the office during the day with that outfit on she's got to be Out of her mind, that's why they got you on the rental property desk. I was asked to present this morning, um, so we're doing something in office called the 60s. You were asked to present this morning, and this is what you choose to wear a pair of Prince pants. Those look like she got, those from the yard sale from the uh, the prince estate, you're wearing damn legging pants, all the way up to your breasts and then you're wearing a cut off blue sweater. I don't even understand what that is. Maybe this is a Saturday. Come as you are training it's awful, it's awful and you're. I don't Challenge, and this is essentially to make us better Realtors to get the training that we need have. The conversation word on the street is that she is a realtor and not just a real estate agent. A realtor is an ex an additional test um, but to the point of a realtor, I guess realtor is also held up to a different set of Standards or an additional set of Standards, so um it might help. No I'm just talking to the sisters on the YouTube streets, like I'm, just I'm not helping India look at India holding my feet to the fire, okay, sis, it's an office and do every single thing that we need it's a different tasks that we're doing every single Day, I wouldn't go through it for you guys with all of that information anyways, I'm not gon na hold it up. I was asked to speak so like I got ta and it ain't nothing too streaming with y'all. It ain't your two strings, even if everybody, even if it was a Saturday, come as you are the fact that you've been asked to stand up in front of your peer group. Wouldn'T you go get your nice, your nice, nice jeans and your cute shoes and your nice blouse and a blazer or like a cute um. You know I don't know just like a cute tea and put your you know your Blazer on your little vert like if you have a a bogus balm on, or you know, just your double-breasted Navy um with like a rock tee. Even if you had your TLC tea, just something cute with your jeans and some nice shoes and a nice Blazer that looks like you kind of cared a little bit. What what I don't understand this this is not appropriate but, and I love to dress business casual. I'M I like I'm more of a business casual person, but this is not acceptable like this is running into the office and hope you don't run into anybody. I hope this is not what she's gon na wear. That'S always this particular topic and she's still wearing this hair. So maybe that's the reason why I don't know, but it looks like they got over the refrigerator um fixed. If you can see my cursor right there and then this um, this shelf is missing, why I don't know um but yeah, okay, well, good! For you good! For you further delayed! It'S further delayed um! I don't really want to get into all of the this. Oh sorry, baby about the delay, however, remember how high Prince used to wear his pants and he used to have those buttons that went off to like a diagonal and that's what they looked like it looked like she was in uh Purple Rain. She said she did the presentation of a lifetime and it was so good that she had to go back to a um, a breakout room by herself, because people kept coming to her and asking her um, because her specialty don't think that we just missed over that. Um - let's hear that again, so she says that she has a specialty in social media and marketing. Oh okay, interesting way, so private, because everyone wanted one-on-ones with me um and I love it. I love helping everybody, but obviously I do have some clients. I need to follow up with what time is it 10. 30. me personally as a if I were in a entrepreneurial job, where I'm a salesperson and in theory everybody in that office is my competition. But, yes, we do all work together. You think I'm gon na teach everybody my secret sauce. What don't you have a webinar? Why didn't you direct them to your webinar? Oh because they've already passed their tests right? Oh okay, so um! But now they've got you gassed up to thinking that you can train everybody uh, because you know how to give a presentation. That'S just weird to me, um why they would direct everyone to someone who's only been in the office for two or three weeks, um. Just because you know how to finesse I'm waiting to hear about you selling a house, that's that's what I'm waiting to hear, I'm so grateful. I'M really really grateful, but obviously, okay. You nobody even knows what's in that, damn spray and it's been on your head and it's been all over town. What I I don't even think. That'S that really is legit, not sanitary. All jokes aside, that is not sanitary. I mean it's a wig that you got for free, don't you think you've wanted enough either keep it for yourself or throw it in the trash. I can't even think of the word I can't believe she's still gon na give that away open house open house, so I got some stuff for multiple houses for my sellers, but most of my clients right now are buyers, so I'm really making sure that I get All of my own steps, y'all, I'm nervous most of her customers right now are buyers, which means that not saying she doesn't have any listings. I don't know if she has listings or not, but if you have sellers that would be a listing because they have listed their house with you as the primary real estate agent to sell the house. But she has mostly buyers. So, oh so hopefully that I'm sure that's kind of like duh to some of you, but maybe some people don't realize you know obviously a buyer versus a seller. But if you have sellers then you have listings right. Oh, this is something for no enlisting. When you have listings it's almost, I don't want to say it's guaranteed money. As long as the house sells, it's guaranteed money from the standpoint that you are the agent of record. So, even if you have a hundred Agents come through with their buyer, when that house sells, you are the agent that represents the person who's selling the home. So you are getting your full commission right. The buyer agents are getting a commission now sometimes um. Can you have what they call like? Is it dual agency, where you may have a buyer and you could be representing the seller? Those kind of things happen and then you get an even bigger commission. If you have a listing and you're able to find one of your buyers who wants to buy from your listing, but I don't know that that's she doesn't have that situation going on at this moment. But yeah look looks like jury wanted to come help and at this moment she's grabbing for some scissors and Keisha is giving weird face. Oh he said what is that your real estate mat daddy of food? So yesterday I went to a few properties for some of my clients and at the last property which will be posted sometime this week on Instagram. This Vlog comes out on Monday, I'm almost positive. The real will be out by Monday, so either I post it tomorrow. Sunday or I'll post it on Monday, so if you're y'all hear the music, thank God YouTube isn't gon na flag me for that, because it's not no copyright, his music, but anyway, so um. Yes, so I went to a couple of properties and the last property that I went to. I spoke with the property manager and they told me some amazing news, so first things, first as a realtor, I work for my clients. I do whatever's in the best interest of my clients, I interview. I talk to them. I figure out what their needs are and I make sure we are getting things anyways. I have some really particular clients right now and I love it like they genuinely have like specifics of when it comes to. I want to pay this amount of money on my mortgage, or I want to live in this particular area with this particular budget, blah blah or I want this particular house - and I don't want this like those - are a lot of the things that you have to Juggle as an agent, I tell you guys what I have to offer now, so I was able to have some conversations that I actually interviewed two out of the three new lenders. I told you guys I had a new lender last time. I did one of these updates and I said that that lender in particular was able to qualify um buyers, not just new homeowners but buyers in general um for a 100 down payment program with me. Introducing that down payment program to a few of my potential clients and people who actually signed on to actually beat clients. So not only do I have a lender who is qualifying People based off of um? You meeting a few prerequisites and of course, you'll do a consult with me and I can talk about those things with you um. You can also talk to the lender if you see fit, but now now let me you know flip out here now. I actually have a couple of blenders and they specify with conventional loans, FHA MBA loans, and they are not only not only able to get you a hundred percent um towards your down payment of your home, but they're also able to get you up to 7 500 Towards your closing costs, so what does that mean to you, depending on what budget you're in that could potentially mean you're almost paying nothing to get into a home, literally literally, nothing, there's, no gimmicks, there's no fine print or anything like that. Whatever I'm telling you guys is something that I have been able to um research and, like I said, have these discussions with these lenders. I currently have a few of my clients doing the pre-approval process, with one of them in particular, that I really really love um. The things that they were able to talk about, I mean look at the end of the day. If you can get someone. Basically, a hundred percent financed um number one in this market. They'Re gon na have over six percent, more they're gon na have over six percent on their mortgage and depending if their credit is bad. These people could end up with, like eight nine ten percent, that's like before the mortgage crisis into in 20, was it uh 2009, and if people want a high mortgage, even if it's less than their rent, let them like. You know what I'm saying like. If you can get people a hundred percent financing, the only thing that that says is that they didn't have money to put down on their house. Any person with a brain would want to pay down some principal and only and finance less I mean it just makes sense, but you know if you, if you can get someone in with no money, let them go in they're, just gon na Finance, the full load Of the house - and it's not really like that big of a deal I mean, I don't think that it's necessarily a scam, because I'm sure you were watching over here at the end of the day. What I said was what I said: if someone doesn't have the cash or the credit they don't have the cash or the credit doesn't mean that they still can't get into a house. You'Ll be able to get, I mean, look, there are people who want to sell money. I'M sure there's someone in here now who may deal in real estate or mortgage and knows exactly what I'm talking about at the like people who sell mortgages want to sell mortgages. So they're gon na get you in if they can qualify you, but what the customer needs to be aware of is that when your neighbor and you guys get to talking outside you guys are washing your cars or you guys are watering the grass or you meet Up with someone at the grocery store - and you realize they live Three Doors Down and their mortgage is 950 and you're paying 17.50, and you start feeling some type of way. I told them about a few of my clients, particular situations and they were able to assist me with those needs um. So I really really love them, but yes, you guys so there's a particular property. Like I said on my Instagram, when you guys see this new property that I'm I'm going to be posting, the just just understand that, because that's real, you can have someone who lives. You know in your neighborhood um, who bought their house who closed just around the same time as you houses around the same rate, um, obviously different credit different deals and people feel some type of way when they realize that they're paying too much for their house. When you have bought into a neighborhood at 10 percent or eight percent nine percent - and you got the people who got in before the pandemic and their mortgage is three percent - that's a big difference. It'S a big big difference. So it's to your advantage. If you have some money at least put down five percent, because that five percent is money in the bank - and that goes to your Equity to your overall ownership of the home, a hundred percent financing - I mean, if that's what you want to do, if you 100 Finance I guarantee they're not giving you the best rate. Few of the lenders were catering. All these different um incentives for this particular property. One of the lenders was able to say hey if you're in, if you're, if you have a buyer in this County, discounted discounting um, I can still give this type of um incentive and then another one of the lenders was able to say hey. I can give this incentive, regardless no matter what property they go to, no matter where they are in Georgia if they conventional FHA or VA they're able to get this incentive, so that is 100 covered with your down payment at up to 7 500. people who know Financing people who've got a couple of coins. People who know about this process, hearing 100 financing, all of that it just it doesn't it's not attractive, because most people with a little bit of credit or or decent credit, good credit and a couple of coins already knows that that would not be the deal that They would take what you're talking about right now. Keisha is attractive to people with no credit and no cash. Okay and I'm not saying that from a demeaning standpoint, I'm just saying it from a facts: standpoint somebody who wants to be in a house that does not have a savings and someone who wants to be in a house that does not have less than that has Less than Stellar credit, okay, that's who this appeals to you're, not appealing to anybody with some finances that have been put together, because anybody who's got a little bit of coin, that this is not anything that they would be interested in with it. The more information for you guys, I will be putting some texts to play on my Instagram, but the better thing not to mention don't be fooled if you're a first time, buyer and you're sitting up with um, let's even just say like a 650 700 or better Try and secure a conventional loan. You don't need a program, you don't need. You don't need a program. You just need to go to your bank and see what they have to offer for you. If you have credit cards, you've paid for your car you're paying for a vehicle, you've got uh major credit cards you're carrying some debt, and your your credit is good. You know it's in the good category. You can more than likely qualify for a conventional loan. You don't need magicians and uh and tips and tricks. All you need is to go to your bank or your credit union, and you probably can walk out with your financing letter and just call uh Miss Keisha up and tell her to get it pop in and find you some listings. Okay um. You know if you're talking to your real estate agent and she's having to find a lender that can work with you that that is just a sign that maybe you need to spend a year getting yourself together. But if you can get approved - and it sounds like a deal of something that you want to do just understand - that the money that you're borrowing and I've said this a million times is going to be expensive. Thing will be at this moment. If you feel as though you qualify in any way shape or form - and maybe you didn't save as much yet or whatever it could be, is it does not hurt to go click? Everybody starts from somewhere, but at the end of the day, Miss money bags over here um is definitely targeting a certain type of client, and I hope that people are Savvy enough to beware, because you could end up getting yourself into a very expensive loan. You could be very salty one day when you're outside watering the grass and find out that you're paying double for a um inferior property to one of your neighbors and you might feel a way because they're turning it into an Airbnb. Okay, that happens, that happens and you're going to be paying twenty five hundred or three thousand dollars a month and um and they're they're paying 12.50 and their Airbnb and they're making a ton of money. And you got uh. You got new people in your neighborhood every other weekend. Okay, like that's just the real, that's just the real of what's going on today and um. Some of the you know. Look, I don't want to say too much if you, if you want my thoughts on real estate um, we can do that another time, but we're not going to do it in this video see my availability based off of other people who are booking and stuff like That but I'll try to keep an open availability, so I can talk to as much people.
